Realizing this, and that property value is subjective to each homeowner and each prospective buyer, we utilize concrete information on things that have sold in the market, and things that have failed to sell, to make inferences on potential property value.  The way we do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area.  We adjust each property's sale price so that it more closely mimics your home's attributes and appeal so that you have a better picture of what your home may be worth. At the end of the day though, it's a discussion. Each home is unique. Each home has its appeal, and sometimes lack thereof, and being open and honest about where we sit, alongside competition currently in the market, we can can have real discussions about what a potential list price might be that is likely to lead to a sale within your timelines and at a price you are happy with.
