Most Property Management companies run ad campaigns and will pitch you their services on the basis of putting you first. Tenants are often neglected, mocked, looked down upon, and treated unfairly in order to make landlords happy, decrease a landlord's need to accommodate requests, and just protect the contract the PM company has with the landlord. This has led to the rental industry becoming populated with PM companies that just don't satisfy ANYONE! Just look at the reviews on Google for some of the more prominent of our competitors. HW, BF, there are quite a few, and all seem to be failing at what they promise to do, with bad reviews from both tenants AND landlords!
So where are they going wrong. Well, it is our opinion, that in a rental/lease relationship, there are two sides to the equation, and keeping both sides satisfied is crucial to maintain a healthy relationship, decrease vacancy time and re-renting scenarios, improve tenant satisfaction motivating them to take better care of the properties they are renting, and enticing them to stay in your property longer! We can all conclude that long-term tenants are a crucial element to maintaining profitability! Re-renting you property costs money... whether it's acquisitions fees, the costs of running screens and credit checks, administration and paperwork costs, the property being vacant between tenants, etc.
This is where we shine. We have developed systems to MITIGATE issues in a proactive way, rather than simply being reactive. Most conflicts between tenants and landlords occur because of misunderstanding, and based on the fact that many PM companies will actually just act as middle men and essentially put the other sides up against each other, encouraging conflict! You're better off managing your property yourself, than to just have someone who doesn't care about creating situations of conflict at the helm.
